GCI was retained by MJ Harris to provide field quality control testing and inspections of remedial work at the Southcrest Hospital and Medical Office Building (MOB) in Tulsa, Oklahoma. The project consisted of a six-story hospital connected to a three-story medical office building via an enclosed connector bridge.

Comprehensive Quality Assurance Testing

Our team conducted a series of tests to ensure the proper installation and performance of various building envelope components:

  1. Water spray testing and infrared scans of the new EIFS on the hospital, MOB, and connector
  2. Field water infiltration testing of windows and fixed glass assemblies at the MOB
  3. Non-destructive roof top moisture survey of new roofing at the hospital, including visual inspections, infrared scans, and localized electrical impedance checks

Water Testing Methodology

GCI employed the ASTM E1105 test method for water infiltration testing, which involved:

  • Constructing an air chamber across the interior face of the assembly
  • Creating a vacuum within the chamber while applying water to the exterior face
  • Simulating conditions of a wind-driven rainstorm

The team conducted a two-day test series, evaluating four identified specimens. Detailed written test reports were provided upon completion.

Results and Impact

The comprehensive testing program yielded positive results:

  • Water infiltration testing, spray testing, thermography scans, and visual observations indicated that the overall installation was in general conformance with manufacturer requirements, industry standards, and specification requirements
  • The client received quality assurance for the entire building envelope, despite GCI not being initially involved in the quality control process
  • GCI successfully developed and implemented testing protocols to ensure proper installation and performance of exterior wall cladding, windows, and roofing systems
