Related hired GCI Consultants as the building envelope consultant to provide comprehensive consulting and field testing services for 360 Rosemary, a prominent mixed-use LEED Gold-certified development in West Palm Beach. Also known as Rosemary Tower, this multi-phase construction project required comprehensive support from design through construction phases. The scope of work encompassed critical exterior systems, including windows, sliding glass doors, storefronts, curtain walls, sealants, waterproofing, and roof systems. GCI’s involvement verified the long-term durability and compliance with performance requirements for these critical exterior systems. Our team’s expertise helped navigate the complexities of modern construction while meeting stringent performance standards.

Comprehensive 360 Rosemary Building Envelope Scope

1. Design Phase Support and Peer Review

During the design phase, GCI assisted the project architect Leo A Daly by developing system-specific building envelope solutions and incorporating them into the design development package and construction documents. We helped select appropriate materials and detailed their integration into the architectural design. GCI performed 90% peer reviews of both the design development drawings and final construction documents, issuing redline comments electronically for Architect consideration. Additionally, we participated in several design meetings to discuss system integration, detailing, and performance expectations.

2. Bid & Award Support

GCI supported the Related and the project team during the contractor procurement process by reviewing proposed key envelope subcontractors for qualifications and evaluating subcontractor bids for adherence to project specifications and industry standards. We also attended selection meetings to discuss how each proposal aligned with the project’s quality and performance goals.

3. Shop Drawings and Submittals Review

Our team reviewed all relevant subcontractor submittals, including shop drawings, engineering calculations, product approvals, test reports, and technical product data. All review comments were returned in redline format to the architect, and discussions were held with both the architect and subcontractors to address critical items and confirm alignment with project expectations.

4. Pre-Installation Coordination Meetings

Prior to installation of key envelope systems, GCI participated in pre-installation meetings with subcontractors, product manufacturers, the general contractor, architect, and other project representatives. We reviewed submittals, site-specific logistics, anticipated challenges, and defined quality control protocols to minimize installation risks.

5. Jobsite Observations & Quality Assurance

GCI conducted periodic site visits to monitor the installation of envelope systems, including windows, doors, waterproofing, and roofing. During these visits, we performed spot quality assurance checks and reported our findings back to the project team. Observations focused on conformance to approved construction documents and standard workmanship practices.

6. Field Water Infiltration Testing & Reporting

As part of our envelope commissioning services, GCI conducted ASTM E1105 water infiltration testing on installed fenestration systems. When failures were observed, GCI provided detailed recommendations for corrective actions, including:

  • Investigation and documentation of failed specimens by the installer and manufacturer
  • Re-testing following repairs to confirm compliance
  • Application of verified repair methods across all similar systems

Additionally, our team witnessed and advised on flood testing for elevated decks and planters, and we qualified required repairs to waterproofing systems where necessary.

Expert Oversight and Recommendations

Based on our extensive field testing and inspections, GCI made additional project-wide recommendations for building envelope components. These repair actions verified compliance with design intent and industry standards, reducing future risk of water infiltration and related performance failures.

Results & Impact

Through our building envelope consulting and field testing services, GCI Consultants helped deliver a high-performing enclosure system aligned with the project’s architectural vision, durability requirements, and performance criteria. Our proactive involvement from design through final inspections minimized construction-phase risks and additionally supported the overall sustainable design principles in alignment with LEED goals.
